Ongoing Compliance Support in Homestead
A Live Local Act exemption is worth the most when it holds year after year. We keep watch over rent limits, resident income files and filing dates between applications, so small slips never cost you a full year of tax savings on your property.
What ongoing compliance support covers
Winning the exemption is one filing. Keeping it means every set-aside unit stays within its rent limit, every qualifying resident has a current income file, and every certification and county form lands on time. Those obligations run all year, and they shift when income and rent limits are updated.
We act as the steady hand on that work. We keep a calendar of what is due, check rents against the current limits, review resident files for gaps and keep your records in the order an auditor or the property appraiser expects to see them.
The value is easiest to see over several years. A modest, regular review costs far less than losing the exemption for a year and rebuilding the file from scratch afterward.
What we handle for you
- A compliance calendar
- We map every date that matters to your property: certification requests, the county DR-504AFH filing, resident recertifications and internal review points. You get reminders well ahead of each one.
- Rent limit checks
- Income and rent limits are republished periodically. When new figures come out, we compare them against your rent roll and flag any set-aside unit that would drift above its limit before the next lease renewal.
- Resident file reviews
- We spot-check move-in and annual income certifications for missing pages, expired documents and math that does not tie out. Problems are cheaper to fix in March than in an audit.
- Unit mix tracking
- As residents move in and out, we confirm that the number of qualifying units still meets the threshold your exemption depends on.
- Changes and updates
- Ownership changes, refinancing and amendments to the statute can all affect eligibility. We explain what a change means for your exemption in plain terms and what, if anything, needs to be filed.
- An organized record
- We keep a clean, dated file of what was submitted and when, so your next Annual Recertification starts from solid ground.
Signs your property could use ongoing support
Deadlines live in someone's memory
If filing dates depend on one person remembering them, a vacation or staff change can cost a full year of savings.
Leasing and compliance do not talk
Your leasing team sets rents, but no one checks those rents against the current limits for set-aside units.
Resident files are uneven
Some files are complete, others are missing pay stubs or signatures. That gap tends to surface at the worst moment.
You are planning a sale or refinance
Lenders and buyers want proof the exemption is secure. A tidy compliance history supports the value of the deal.
Last year's filing felt like a scramble
If the last round was rushed, the next one will be too unless the work is spread across the year.
What shapes the cost of ongoing support
We quote ongoing support by phone after we understand your property. The fee reflects how much there is to watch, not a fixed package, and we explain each part before you decide. The aim is a cost that is clearly smaller than the savings it protects.
Number of set-aside units
More qualifying units mean more resident files and more rents to check against the limits.
Condition of current records
Well-kept files need light upkeep. Incomplete files take more time at the start, then settle into a lighter routine.
How many properties
Owners with several buildings often benefit from one shared calendar and review cycle, which can make each property simpler to support.
Level of involvement
Some clients want quarterly reviews; others want us closer to monthly leasing activity. The schedule you choose moves the fee.
How we work with you
- 1
A phone review
First we talk by phone about your property, where your exemption stands and how your records are kept now. You also get a free savings estimate, so you can see what protecting the exemption is worth.
- 2
Baseline audit
We go through your rent roll, resident files and earlier filings, then send a brief written summary of what is in good shape and what needs work.
- 3
A schedule built around your team
We agree on regular check-ins by phone or video, timed to your leasing cycle and filing dates.
- 4
Regular checks all year
We handle the rent comparisons, file reviews and reminders, and bring up issues early with a plain note on the next step.
- 5
Ready for filing season
By the time certification and county filings are due, the documents are already in hand. Our FHFC Certification Filing and County DR-504AFH Filing work continues from exactly that point.

Questions about ongoing compliance support
How is this different from annual recertification?
Annual Recertification is the yearly filing. Ongoing support covers the months in between, keeping the property eligible so each recertification simply confirms what is already in order instead of fixing it at the last minute.
Does this include checking resident income?
This service includes reviewing files to make sure they are complete and consistent. For full verification at move-in and renewal, our Resident Income Verification service takes that on, and it pairs naturally with this one.
Which clients rely on this support?
Coral Rock Development Group and Terra Group are among our clients. Most owners reach out once they see how much effort it takes to keep a qualifying property in order all year.
Will we have to meet face to face?
No. We work out of our office and meet by phone or video. We review documents on a schedule we set together.
What if you uncover an issue?
We explain what we found, how it affects the exemption and the simplest fix. Caught early, many issues, like a rent set above its limit, can be corrected at the next lease renewal.
Can you step in partway through the year?
Yes. We start with a baseline audit to see exactly where things stand, then build the calendar from there.

Protect the savings you have already earned
A short call is enough to see where your property stands and what a year of steady support would look like. We will walk you through the estimate and answer your questions plainly.
